Terms of Use & Booking Policy

 

Booking accommodation at Iris Rentals implies full acceptance of the following terms. Please read them carefully before completing your reservation.

 

 

1. Booking Confirmation & Payments

 

1.1. Your reservation is considered confirmed only after we receive a deposit or the full amount, depending on the booking method (via platform or direct booking).

 

1.2. We accept payments via:

• Cash

• Bank transfer

• Platforms (Airbnb, Booking.com, etc.)

 

1.3. For direct bookings (outside platforms), a deposit may be required within a specified time to secure the reservation.

 

1.4. Proof of payment (deposit or full amount) must be sent by the guest via email, Viber, or WhatsApp. The booking is only considered confirmed after written confirmation of receipt.

 

1.5. Upon arrival, the guest must pay the total amount due for the stay, unless already paid in full.

 

 

2. Cancellation Policy

 

2.1. The cancellation policy depends on the booking method:

 

• Platforms (Airbnb, Booking.com): The platform’s cancellation policy applies.

• Direct bookings via Iris Rentals:

 – Free cancellation within 24 hours of booking confirmation.

 – Cancellation up to 30 days before arrival: 100% refund.

 – Cancellation less than 30 days before arrival: the deposit is non-refundable unless otherwise agreed in writing.

 

2.2. In the event of early departure, no refund is provided for unused nights.

 

 

3. Check-in & Check-out

 

3.1. Check-in: from 15:00

3.2. Check-out: by 11:00

3.3. Self check-in is available via key lockbox.

3.4. Early check-in or late check-out may be offered free of charge, subject to availability and prior agreement.

 

 

4. Guest Responsibilities

 

4.1. Smoking is strictly prohibited inside the accommodation.

4.2. Pets are not allowed unless previously agreed in writing.

4.3. Parties and gatherings are not permitted without approval.

4.4. Quiet hours must be respected:

 

• Summer: 15:00–17:30 & 23:00–07:00

• Winter: 15:30–17:30 & 22:00–07:30

 

4.5. The guest is responsible for any damage caused to the property during their stay and must report it immediately.

 

4.6. All items in the accommodation (furniture, appliances, kitchenware, linens, decor, etc.) are the property of the host.

Consumables offered as complimentary (e.g., water, coffee, tea, wine) are excluded.

Unauthorized removal of property may lead to legal action and compensation claims.

 

 

5. Liability Disclaimer

 

5.1. Iris Rentals is not responsible for events beyond its control (e.g., power outages, water supply issues, internet disruptions, weather conditions, or authority decisions).

 

5.2. The property is not liable for loss, theft, or damage of personal belongings inside or outside the accommodation.

 

 

6. Legal Framework & Jurisdiction

 

6.1. These terms are governed by Greek law.

6.2. Any disputes arising from or in connection with the stay shall be resolved exclusively by the Courts of Kalamata.
